Most of the floors we lay now are hybrid: a rigid core that shrugs off a wet dog and a spilt drink, with a timber look that is hard to tell from the real thing at standing height. Engineered oak is still the one to choose if you want to sand it back in fifteen years.
Either way the rate per square metre includes the underlay and the trims at the doorways. What it does not include is levelling — and on a Perth slab, that is the line worth asking about before anything is ordered.
